Cambria Crossing, Christiansburg, Virginia



Gay and Neel, Inc. was retained by Shah Development, LLC to develop a Master Plan for 150 mixed residential dwelling units on a 27 acre parcel in the heart of Christiansburg. Services for the project include Boundary and Topographic Surveys, Master Planning, Rezoning, Construction Documents, and Subdivision Platting. Gay and Neel, Inc. developed a transitional neighborhood that blends well with the existing neighborhood, while using traditional neighborhood design principles. To the west of the subject parcel is a well established single family residential neighborhood, while the lands to the east are in commercial use. The Master Plan calls for the parcel to be developed with compatible density adjacent to the existing single family residential neighborhood and transitioning to a greater density closer to the existing commercial development. Future connections to the Route 114/North Franklin Street Bypass was also considered in the Master Planning process.
The result is a neighborhood which is unique to Christiansburg. Townhomes, two-family dwellings, single family dwellings, and patio style, association maintained homes will coexist on the 27 acres. Reduced setbacks allows for home construction to be closer to the street, thus allowing neighbors to be more connected with each other. The extensive sidewalk networks that will connect to the planned Huckleberry Trail extension, along with the central "Green" are key recreational components of the community. Underground detention structures below common "green" areas allows for more open space to be used by the future residents and helps avoid any unsightly above ground facilities. These design features, together, with sensitivity to the natural landform, will enable Cambria Crossing to become an exemplary neighborhood for the citizens of Christiansburg.
In addition to the Homebuilders Association Award for Design Excellence, Gay and Neel, Inc. was also awarded 1st Place for the Subdivision Plat of Cambria Crossing, Phase I by the Virginia Association of Surveyors in their Plat Contest.
